West Hills Homes for Sale

West Hills, Knoxville Neighborhood Guide

Looking at homes for sale in West Hills? Here's what to know about this established west Knoxville neighborhood in zip code 37909, from its mid-century ranch homes to the Jean Teague Greenway.

Living in West Hills

West Hills sits about seven miles west of downtown Knoxville, north of Kingston Pike and I-40, roughly bounded by Papermill Road, Weisgarber Road and Walker Springs Road. It's one of the most central spots on the west side: West Town Mall, the Kingston Pike shopping corridor and I-40 are minutes away, and our office is nearby at 124 N Winston Road.

Homes and history

West Hills was Knoxville's first major subdivision built after World War II. Developer Morgan Schubert began building in the 1950s, and Stockton Drive hosted the 1954 Parade of Homes. Most homes are mid-century ranches on generous, tree-lined lots, with later two-story and updated homes mixed in. The Hotpoint Living-Conditioned House on West Hills Road, a 1950s showcase home, was added to the National Register of Historic Places in 2010.

Buyers here often look for single-level living, mature landscaping and room to update. Sellers benefit from steady demand for that same combination.

Parks and things to do

  • Jean Teague Greenway: about 2.6 miles of paved trail through the neighborhood, linking West Hills Park, West Hills/John Bynon Park and the Westside YMCA, and connecting to the Cavet Station and Ten Mile Creek greenways. Entrances on North Winston Road, Vanosdale Road and Sheffield Drive.
  • West Hills/John Bynon Park: a 14-acre city park on the greenway.
  • Shopping and dining: West Town Mall and the Kingston Pike corridor just across the interstate.

Schools

School zoning is set by address, so it can differ from street to street. Check any home's assigned schools with the Knox County Schools zoning lookup, or ask us and we'll look it up for a specific address.
